The Residential Tenancies Act states that the lessor shall ensure that the Rental Property at the commencement of the tenancy is clean and fit to live in. Unless otherwise stated in the Lease Agreement, as a rule the Landlord is responsible for general Pest Control treatments.

The Tenant is responsible for having a pest treatment at the end of their lease where the tenant has allowed animals on the premises and in cases where they may have caused pest infestations and attraction of rodents. Even if the animals have been kept outside or have only been on the property for a short stay the Tenant is usually required to complete a Pest Control treatment.
